SCOPE OF WORK

The scope of work does not include designing or detailing of any furniture.
The scope of work also does not include soft landscaping and services work
related to landscaping.
Cl. 1.0
Visit site and take client's instructions regarding the requirements of
the entire project.
Cl. 2.0 CONCEPTUAL DESIGN STAGE
Prepare preliminary design drawings and conceptual sketches showing the
general layout of building and preliminary estimate of cost thereof.
Cl. 3.0 DESIGN DEVELOPMENT STAGE
Discuss the preliminary drawings and estimate with the client, and make
necessary modifications of the scheme and cost.
Cl. 4.0 SANCTION STAGE
Prepare sanction drawings (if necessary) for municipal approvals. However
procuring sanction is not our responsibility.
Cl. 5.0 TENDER STAGE
Prepare Structural, Plumbing, Electrical and Architectural working drawings
for construction. Also, prepare a detailed Bill of Quantities with specification
sufficient to invite tender. Receive tender, prepare comparative statements
and submit recommendation to the client.
Cl. 6.0 CONSTRUCTION STAGE
Prepare and issue detailed working drawings sufficient to commence work
at site and issue further drawings as and when required during progress
of construction. Also visit site to issue necessary instruction as and
when may be deemed necessary. Please note that day to day supervision
is not part of our contract. We suggest that a site engineer/ Clerk of
works be appointed for the job to ensure better supervision.
Our scope of work does not include obtaining sanction for water supply,
municipal sewer, electricity or any other connections from Government bodies.
II PROFESSIONAL CHARGES
A. The client shall pay a consultancy fee of a lumpsum of Rs. 5.50 lacs
to the architect for his professional services, plus a service tax of 10.2%.
B. In addition to the fees payable the client shall reimburse the following:
i.. Actual expenses of the model.
ii. Salary paid to the site engineer if appointed by us.
iv. Return airfare for any visits made by the architect, his professional
staff and that of his consultants, to any such places as may be necessary
with execution of the project.
